An Overview of the Guidelines

To help shape Larch Park, we've developed an inter-related set of guidelines for builders, architects and designers. Homeowners may find them a resource as well.

Architecture

When we visited Edmonton's best-loved communities to research what gives them enduring value, we discovered:

  • neighbourhoods that mix modern and traditional buildings
  • local materials used in creative, colourful and innovative ways
  • homes that fit central Alberta's climate and topography.

Two styles, Craftsman and Capital Modern — Edmonton's unique contribution to architecture — best capture these desirable characteristics. While aesthetically different, they both emphasize large windows to capture views and light. Typically asymmetrical, they offer the advantage of designs that respond to the site. They look like they belong to the surrounding landscape. As well, flexible floor plans allow these styles to meet the needs of today's homeowners.

Landscape

A welcoming landscape, a habitat where people, plants and birds can flourish: that is our goal. To achieve it, the guidelines emphasize connections — connections between homes, yards, community green spaces and adjacent protected areas. They encourage thinking beyond the property line.

For example, we plan to plant islands in the community's main boulevard with species similar to those found in Larch Sanctuary. To complement this investment, builders can choose from a list of tree species native to our area.

Garden walls offer privacy, yet at the same time contribute to Larch Park's pedestrian-oriented streets. Similar thought has gone into attractive front steps, the curvilinear driveways, and the design of rear lane behind the Nestview homes.

Sustainability

As developers, we are taking a number of steps to create a more environmentally intelligent subdivision: a smart division, if you will.

We recognize that there are many interpretations of what constitutes “green” or “sustainable” building. For example, one builder may be interested in energy performance. Another builder may prioritize indoor air quality. Another may maximize recycled content.

Larch Park’s sustainability guidelines are ambitious, but flexible. Homes can either meet BuiltGreen Gold, LEED for Homes Gold or R2000 with a minimum Energuide rating of 80. Or, achieve an Energuide rating of 87 with no third-party verification.

Area-Specific Guidelines

Depending on the area you choose to fit your desired lifestyle — a Ravine home, Aspen home, Sanctuary View, a street-oriented townhome or a Nestview home — you may find your builder working within area-specific guidelines as well. As always, the goal of the guidelines are to ensure Larch Park is a smart, fresh, inspiring place to live.
